Roof Inspection

Wayne Collier’s residential roof inspection services are an integral part of our home inspection services.

When we inspect the roof on your home or mobile home, we inspect the integrity of the roof material, the surface condition. Water staining,  cracks and leaks, deformed edges on your roof shingles or areas that have buckled or curled or corroded will be noted. On flat roofs we look for ponding, blistering and loss punctures. These are just some of the points we will inspect. We will also inspect the following:

– Fascia Soffit Flashing Gutters
– Drains, Skylights & Chimneys
– Vents

Roof systems can deteriorate from improper design, normal wear and tear; severe weather conditions such as wind, torrential rain, and settling of foundations. Improper maintenance and neglect of a roof can also cause serious problems. Often times these problems can only be detected by an experienced, certified Florida roof inspector. When you hire Wayne Collier Home Inspections to perform your residential roof Inspection you can be sure you will be getting a reputable and knowledgeable Florida Roof Inspector for added peace of mind.

A full reporting will be provided to you upon completion of our roof inspection. Determining the integrity of a home’s roof is  a crucial part of any home inspection, and a roof inspection is highly recommend before purchasing any home or mobile home.

What’s the Purpose of a Roof Inspection?

  • To determine if the roof system is performing according to its intended function.
  • To identify signs of weakness, deterioration or hazard.
  • To identify needed repairs.

Our non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components..

Wayne Collier’s “4 Point Home Inspection” is one of most popular services. Insurance companies generally prefer a Four Point Home Inspection as this eliminates information that is often contained in a basic home inspection and limits the report to only specific information they require to insure your home.  The condition and report on the home’s HVAC, plumbing, electrical system and roof will be prepared and submitted to your insurance company in a short one or two page document. Before you order your home inspection, it’s a good idea to check with your insurance company to see if they will require a Four Point Inspection Report.

Environmental reports can provide specific and crucial data for your neighborhood. Recorded meth labs,  hazardous spills and cleanups, underground tanks and flood plans will be noted in your report which is included in our full inspection reports.

Determining if your new home is environmentally healthy is as crucial as determining if it is otherwise sound. Home inspections and reports should include an environmental report as recent studies shows that environmental hazards in Florida homes and neighborhoods are contributing to chronic illnesses.

You can purchase an environmental report only. Please contact us to schedule an environmental inspection report by calling (863) 990-4019 or simply email us with your request.
